EXCITING NEW CHANGES FOR FIRST NATIONAL POTTSVILLE BEACH

This week we have launched a new look! As part of the First National new brand rollout we have changed all our branding. But that's not the only change.... After 20 years of being in our prime central position, it's time we expanded. The team here is very excited to announce we've expanded our Property Management Department into the office next door.

 

The new Porperty Management office has been decked out with a conference room, extra window advertising space, better online presence, and relaxed inviting customer foyer. The sales Department is still functioning in full swing in the downstairs office, with all the same features, of which will only enhance the services we provide for our customers.

COUNCILORS SCALE BACK DEVELOPMENTS

 

Proposals for three new Tweed developments Cobaki Lakes, Kings Forest, and the Rise at Bilambi, that were set to provide nearly 12,000 homes for the Tweed now face a dubious future after Tweed Shire Council decided the projects needed to be scaled back. According to the Tweed Daily News article, Tweed Shire have told the State Government projects need to be scaled back to less than half their planned size.

 

It is apparent the council intend on telling the NSW Department of planning that it does not have the sufficient funds to provide planned roads to service the originally proposed population. It seems the Government is to blame, Councilors implying that due to the Government capping the amount of development fees they can charge the developers at $20,000 for each new block of land. INTEREST RATES ON HOLD

 

Across the Tweed Coast there has recently been a slight increase in sales activity due to interest rates holding for a third month in a row! Although there has been no indication from the RBA as to where interest rates could head, most economists seem to agree that interest rates are quite likely to remain stable for some time and perhaps even into 2011. This is great news following the release of better than expected inflation data last week.

HOME BUILDERS BONUS CREATES FIVE SALES IN THREE WEEKS AT BLACK ROCKS BY THE SEA AT POTTSVILLE

Great news on the NSW Stamp duty rebate! Certainly having a positive impact on the local property market, with a noticeable improvement in land sales since it came into effect on 1st of July. The NSW Home Builders Bonus has been introduced to stimulate the construction of new homes in NSW. The new Rebate provides full exemption on transactions relating to vacant land and off the plan purchases where building has not commenced. However a partial concession of 25% of duty is payable on completed homes or off the plan purchases where the construction has commenced. There is no limit to the number of new homes a person may purchase under this concession.

To be eligible for the Home Builders Bonus the value of vacant land must not exceed $400,000 and new homes must not exceed $600,000. In this case the land prices at Black Rocks by the Sea have been decreased to make all the available land, eligible for the stamp duty rebate. With these new exemptions in place local land sales have been on the rise, especially at the Black Rocks Estate where 5 sales have been made in just 3 weeks after the rebate came into effect.
